50 First Avenue reaches great heights in Maroochydore City Centre
50 First Avenue is bringing to the Sunshine Coast the same design, quality and infrastructure delivered by Walker in Australia’s major capital cities including Parramatta, Melbourne and Adelaide, and setting a new benchmark in one of the nation’s most constrained office markets. With office vacancy in the Sunshine Coast at just 4.3% and A-Grade space at only 1%, Walker’s new premium building will play a vital role in supporting the region’s continued growth and flight to quality.
50 First Avenue, the most sustainable commercial building on the Sunshine Coast, combines smart infrastructure with high-end amenity. The tower features a high performing double-glazed façade, rooftop rainwater harvesting, energy-efficient systems such as regenerative lifts and advanced heating and cooling, all within Australia’s first precinct connected to an Automatic Waste Collection System. 50 First Avenue also offers tenants direct fibre connectivity to the international broadband cable giving businesses a superior data and cloud experience.
Local Member for Maroochydore, Fiona Simpson MP, said the topping out of 50 First Avenue is a defining moment for the future of the region.
“50 First Avenue is more than just a premium building, it’s a catalyst for jobs of the future,” Ms Simpson said.

“This milestone reinforces the momentum underway in the Maroochydore CBD, the confidence in the Sunshine Coast economy and the powerful impact the region is providing for the wider South-East Queensland growth story.”
“The current investment from both the private sector and at a State Government level for the Sunshine Coast reinforces the importance of this region for future generations.”
Sunshine Coast Mayor Rosanna Natoli said 50 First Avenue will deliver long-term local benefits.
“This is a premium commercial tower bringing high-quality office space, vibrant ground-floor retail, and green open spaces that create new opportunities for businesses, workers, and the wider community to thrive right in the heart of our Maroochydore CBD,” Mayor Natoli said.
“50 First Avenue represents confidence in our region’s future. It will help attract new industries, boost local employment, and support the kind of sustainable urban growth that positions the Sunshine Coast as a national leader in innovation, lifestyle and liveability.”

Walker Corporation Managing Director and CEO David Gallant said the structural completion of 50 First Avenue is an important point in the growth of the City Centre.
“We set out to create a world-class, highly connected CBD with workplaces that will attract leading businesses to Maroochydore City Centre, and there is no doubt 50 First Avenue delivers the design, amenity and sustainability credentials to support productivity, innovation and talent retention right here on the Coast,” Mr Gallant said.
"We are proud to be delivering what we believe is the best commercial building on the Sunshine Coast.”
QLD Utility provider, Unitywater, will relocate their Northern Corporate Centre to 50 First Avenue to continue supporting the delivery of safe and reliable water and wastewater services across Sunshine Coast, Moreton Bay and Noosa.
Unitywater CEO, Anna Jackson, said it would be a strategic move to support the Utility’s collaborative working model to continue to improve customer service outcomes, similar to the Southern Corporate Centre in Mango Hill.
“The new location will also enable us to attract and retain key individuals into the organisation in a competitive market, for the skills we need to support the growth of the Sunshine Coast into the future.”
Walker Executive Director Peter Saba said 50 First Avenue is creating an economic hub.
“Our shared vision with Council for the Maroochydore City Centre was never just about getting people to live here, it’s about creating a place to work, to learn and to build a strong base for local jobs.”
